The Lean method ensures the project is implemented efficiently and waste is eliminated. The most important aspect of this method is that the process is critically examined on a continuous basis and adjusted where necessary.
MVRO has customised the process into steps 0 to 9. This clarifies the renovation and focuses the work.

You, the client, have a concept you would like to have implemented. MVRO has a number of specialists who can give you specific advice. Even if you do not have a concept but do have some rough ideas, MVRO can ensure that these ideas become a design.
The concept, which starts as a preliminary design, becomes a definitive design with MVRO’s help. It is only possible to produce a definitive design if the concept is fully worked out in detail. This includes archive research and measuring data.
As soon as you have a project, you quickly find yourself having to deal with the process of acquiring permits. MVRO has the knowledge and experience to arrange this for you. The most common permits are the demolition permit, building permit, advertising permit, occupancy notification and asbestos survey. In addition, it may be necessary for facilities to be arranged, such as adding connections for utilities, an ISRA point (where telephone lines enter the building) or possibly acquiring additional energy meter capacity.
As soon as the engineering estimate is approved and the definitive price is known, MVRO will start planning the activities required in order to complete the entire implementation according to plan and the agreed preconditions. All this will take place within the timeframe agreed.
Depending on the agreements reached, the branch will be renovated and/or fitted out in a few days. The implementation will be carried out in accordance with the implementation schedule, which is always drawn up in consultation with the relevant parties: the client, partners and MVRO. We can supervise the implementation on a daily basis or only at intervals.
MVRO will calculate the actual cost of the renovated project and will notify you officially that the renovation is finished. We will also arrange the necessary guarantee certificates, completion documents and revision drawings.
Defining the project involves listing your wishes, expectations, objectives, budget and requirements. After that, we convert these into a project definition for the design.
Once the definitive design is ready, MVRO will examine the design in the light of the budget set when the project was defined.
With MVRO’s help, you can choose the type of project you want for your renovation. MVRO can offer the following types of renovation:
• Retail building management
MVRO acts as a delegated client and takes care of all your building worries. MVRO monitors the budget, the progress of the project plan and procedures relating to matters such as permits.
• Turnkey project implementation with MVRO as main contractor
MVRO has an advisory role up to setting the budget, after which MVRO will act as main contractor. The contract sum is worked out after getting estimates from partners and adding a mark-up percentage agreed in advance. The choice of partners is agreed with the client in line with the budget. The client is not financially responsible for the subcontractors; MVRO is the main contractor.
• Advice and sub-projects
MVRO can offer professional advice and specialist work to supplement the work done or prepared by the client.
In this phase of the project, MVRO will work out the definitive design in detail, based on the schedule of requirements and the budget. The detailed documents must be suitable for an estimate to be made or for estimates to be requested from partners.
Completion and acceptance always take place after every renovation. We will make an appointment with you to note down any completion items. The completion items will then be recorded in writing. MVRO will ensure that the partners deal with these completion items within the time required.
No matter how sustainable the building process is, a store needs looking after. MVRO can arrange for service and maintenance after the guarantee period. We offer our clients the opportunity of handing over the maintenance and service to a professional party. We will also regularly draw up a long-term maintenance schedule. MVRO’s broad network of partners and the evaluations we conduct with our partners make this quite straightforward.
